Questions to ask this contractor
Print this. Ask every one. A good contractor will answer all of them without hesitating.
How many squares is my roof, and what is your price per square?
A quote without a square count can't be compared to any other quote.
Is tear-off included, and how many layers are you removing?
A second layer roughly doubles removal cost. Get it in writing.
What happens if you find rotten decking?
Agree a per-sheet price before work starts — not once the crew is on your roof.
Who pulls the permit, and is it in this price?
If they say a permit isn't needed, call your city and check yourself.
What exactly is the warranty — material and workmanship?
They're two different warranties. Workmanship only matters if the company still exists in ten years.
Are you licensed and insured? Can I see the certificate?
Ask for the certificate directly from their insurer, not a photocopy.
What is the deposit, and when is the balance due?
10–33% is normal. Half up front, before materials arrive, is not.
Will you replace the flashing, or reuse the old flashing?
Reused flashing around chimneys and valleys is the most common source of new-roof leaks.
